NOTICENOTICE IS HEREBY GIVEN that the Board of Supervisors of East Brandywine Township will hold a public hearing at a special meeting to be held on February 24, 2015, commencing at 7:00 p.m., at the Township Building, 1214 Horseshoe Pike, Downingtown, Pennsylvania, to consider the application of Pulte Homes of PA, Limited Partnership, for conditional use approval to permit multi-family dwellings (townhouses) in the TND-2 (Traditional Neighborhood Development) Overlay District and the R-2 Residential District, pursuant to §399-30.B(3)(e) of the Code of East Brandywine Township. In addition, the Applicant seeks, as part of its conditional use approval, to be permitted to have 51.6% of the proposed dwelling units to be a maximum of 45 feet in height, pursuant to §399-30.B(4)(c)[11] of the Code.
Furthermore, pursuant to §399-137.C(7) of the Code of East Brandywine Township, the Applicant seeks a modification from §399-30.B(4)(c)[7] of the Code to permit a minimum rear yard of 15 feet where 35 feet is required as well as a modification from §399-30.B(4)(c)[5] of the Code to permit a minimum front yard/build-to-line of 18 feet where a minimum front yard/build-to-line of not less than 5 to 12 feet is required; and such other and further relief as may be necessary.
The subject property is the South Tract- Phase IV(Parcel 5b) of the Applecross Country Club Development, south of East Reeceville Road, consisting of approximately 27.2749 gross acres and more particularly described as Tax Parcel Nos. 30-5-1013, 30-5-1014, 30-5-1015, 30-5-1016, 30-5-1017, 30-5-1018, 30-5-1019, 30-5-1020, 30-5-1021, 30-5-1022, 30-5-1023, 30-5-1024, 30-5-1112, 30-5-1113, and 30-5-1114.
The Application may be examined at the Township Building during normal business hours.
